1. PRE-ENGAGEMENT

You will have the opporunity to meet your architect on either a free 30 minute design call or a face to face site meeting, plus any follow-up calls before signing a contract.

2. MEASURED SURVEY

Your architect will send you the deposit invoice to schedue a site survey; which will take about 3-4 hours for capturing your property in 2D & 3D.    

3. DESIGN & PLANNING

The first step of any project, is understanding the relevant policies by which it must comply, through research of local planning documents and similar nearby projects.

Your architect will develop a design which meets your requirements and a planning strategy that ensures compliance. They’ll act as your agent providing feedback from the council throughout the planning process.

1. BUILDING CONTROL

We work with qualified architectural technologists who specialise in providing accurate and cost effective building control drawings which you can use to gain approval. 

2. BUILDER MATCHMAKING

We have a vetted network of over 20 builders covering greater London, many of whom we’ve worked with multiple times. 

All our builders quote for projects on a like-for-like basis using a template and process that we’ve been developing and refining for over 2 years. This enables homeowners to choose a contractor in a simple, transparent and reliable manner.

3. OTHER PROFESSIONAL SERVICES 

We manage the process of introducing  you to structural engineers and other third party professionals where necessary. Other possible professional services are party wall services; approved inspector services; build-over agreements; CCTV surveys; arboricultural reports; opening up works.

1. PREPARATION & DEMOLITIONS

Your contractor will check with us to ensure all your paperwork is in order to start the project. Once happy, the site will be set-up to begin demolitions. 

2. STRUCTURE & CONSTRUCTION

This is a critical stage of the project in which the form of the new proposal takes place. Any issues need to be communicated with all parties quickly so as not to lose any time.

3. FINISHES & INTERIORS

This is the stage in which some Clients start to take a more active role  in managing the delivery of items themselves. This includes ordering off the shelf units like external doors and windows or bespoke items like kitchens and bathrooms.

If you decide to do some of this yourself, it’s imperative you keep lines of communication between you and your builder open at all times.
